When we received calls from several residents is was obvious to us fairly quickly that this was more than just bad ventilation.

The Call

The team were called out to site to investigate damp issues at a number of properties.  Tenants were having to keep windows open due to smell of damp, and continuously having to clean the black mould off their walls.

Our engineers attended site and carried out a survey of the drainage lines on site.  Defects were found all along the drain line running beneath the properties, which were allowing water to escape to ground and cause the damp issues.

We also found a broken gully which needed replacing due to water leaking in and around the edges, also causing additional damp issues.

Our findings

The report was reviewed, and we recommended a number of patch liners to be installed to cover the cracks and defects along the drainage line.  We also replaced and installed a new gully to prevent the old one leaking to ground.

The outcome

The work was carried out shortly after the report was completed. Once the repairs were carried out, and adequate ventilation time allowed, the smell of damp receded. The residents are now no longer plagued with damp, and possible health issues.

No houses that have been built, or modernised, since 1970 should have lead pipework, but replacing them is not a legal requirement.

Combi boilers require a minimum amount of pressure to function properly, at least 1 bar; whereas older boilers can work at pressures as low as 0.5 bar.

Older pipes tend to have a narrower diameter, and the older the pipework, the more prone to deterioration it is, narrowing it further.

How can you tell if your pipes are affecting your water flow? You might find you can only run one hot tap at a time, or that if you run a cold tap at the same time as a hot one elsewhere in your home it restricts the flow.

And note the difference: yes, pressure can vary throughout the day, but if yours is persistently low, you need to look at it.

What Will Happen?
